Brand new pavers
All new material. Worth it if the base is failing or pavers are cracked, but overkill for most cosmetic issues.
The only time replacement is the right call is when the base underneath has failed. If your pavers are cracked, cratered or have sunk by more than an inch across a wide area, the base needs work. But for fading, staining, weeds and surface wear, restoration is faster, cheaper and gives the same visual result.
Not every stain comes out completely, but most do. Here are the ones we deal with across Marion County every week.
This is the single most common call we get. Homes on well water in Marion Oaks, Ocklawaha, Fort McCoy, Anthony and the horse farm areas have high iron content. When sprinklers hit the pavers day after day, the iron oxidises and leaves orange stains that look permanent. They're not. We treat these with a specific cleaning process that lifts the iron out of the paver surface.
Central Florida humidity keeps pavers damp for hours after sunrise. North-facing driveways and shaded pool decks grow algae and mildew within a single summer. Deep cleaning strips it off. Sealing stops it coming back by keeping moisture on the surface instead of soaking in.
Marion County has one of the densest live oak canopies in Florida. Oak leaves drop tannins that stain pavers brown. The stains look like coffee spills and get darker over time. They lift with the right cleaning agents and the colour underneath is usually fine.
Vehicle fluids and cooking grease soak into unsealed pavers fast. The older the stain, the deeper it goes. Most oil stains respond to treatment. Deep-set stains that have been there for years may leave a faint shadow, but the surface will look dramatically better.
That white powdery film is salt minerals wicking up through the pavers from the base below. Common on newer homes where the base is still curing, and after heavy rain. It cleans off but will return if the underlying moisture isn't addressed. We'll tell you honestly if efflorescence is likely to come back after cleaning.
Four steps, done in sequence over 1 to 3 days. Nothing gets skipped.
Every inch gets cleaned. Dirt, algae, old sealer residue — all of it comes off. A clean surface is the only surface that accepts a seal that lasts.
Rust, tannin, oil and efflorescence get spot-treated. Each stain type gets a different approach. We don't use one chemical on everything.
Old failed sand comes out, fresh sand goes in. Joints get filled, compacted and levelled so every paver locks together before sealing.
The sealer goes on in even coats and cures to a hard protective layer. Colour locks in. Stains bead up. Sand stays put. 5 to 7 year protection.
Every surface here was faded, stained or neglected. None were replaced.

500+ restorations across Marion County. These pavers were faded, stained and written off. Now they look new.
Ten years of sun and rain. Pavers were grey, joints full of moss, surface covered in leaf tannin stains. The homeowner was about to get quotes for replacement.
Deep cleaned, stain treated, re-sanded and sealed. Completed in two days for a fraction of the replacement cost. Three years later it still looks like this.
"I had three companies tell me my pavers were too far gone and needed replacing. S&S came out, spent two days cleaning and sealing them, and they honestly look better than when I bought the house. Saved me thousands."

Get answers to common questions about restoring worn and stained pavers.
Yes, faded pavers can almost always be restored. The pigment is still in the paver — it's just been bleached by UV and covered in a layer of dirt and oxidation. Deep cleaning removes the grey layer, and sealing brings the colour back out. Unless the pavers are physically cracked or the base has failed, restoration is nearly always the better option.
Yes. Iron rust stains from well water are one of the most common things we treat across Marion County, especially in Marion Oaks, Ocklawaha, Fort McCoy and Anthony. We use a targeted cleaning process that lifts the iron oxide out of the paver surface. The results are usually dramatic. Ongoing staining from sprinklers can be reduced by adjusting spray heads to avoid the paver edge.
Most residential restoration jobs cost 20 to 30 percent of what full replacement would run. Replacement involves demolition, disposal, new materials, base work and installation — all of which add up fast. Restoration works with what's already there and the result is visually the same.
Most residential jobs take 1 to 3 days depending on square footage and the number of stains that need treatment. A standard driveway and walkway is typically two days. Larger properties and pool decks may run to three days. You can walk on the surface within hours and drive on it after 24 to 48 hours.
We can lift and re-set individual pavers or small areas as part of a restoration. Minor settlement is common and fixable. If the base has failed across a large area, that's a bigger job and we'll tell you honestly if it needs more than surface restoration. We don't do full base rebuilds, but we can connect you with a trusted installer if that's what the job requires.
Yes. Even pavers that have been down for 15 or 20 years still have pigment in them. The grey, chalky look is surface oxidation and embedded dirt, not the paver itself wearing through. Cleaning strips that layer off. Sealing then brings the original colour back to the surface. The transformation on older pavers is often the most dramatic.
Yes. Algae and mildew are common on north-facing driveways and shaded lanai areas in Florida. Deep cleaning strips it all off. Sealing afterwards creates a surface that stays drier and resists regrowth. If the area continues to stay damp due to shade and poor airflow, resealing on schedule keeps it under control.
That white powdery film is efflorescence — salt minerals wicking up from the paver base and crystalising on the surface. It's common on newer homes and after heavy rain. It cleans off during restoration. If the underlying moisture source is ongoing, it may return, but sealing significantly reduces it by blocking the path for moisture to reach the surface.
